Job Summary

Supports and acts in the absence of the Chief Engineer to lead and oversee HVAC operations and general maintenance of the hotel facility, including physical structures, heating and cooling systems, ventilation systems, mechanical and electrical systems, life safety systems, and building grounds, in accordance with all applicable laws, regulations, and brand standards. Provides hands-on leadership in troubleshooting, maintaining, and repairing HVAC equipment and infrastructure systems to ensure operational efficiency, guest comfort, and safety. Coordinates and assigns work orders and projects through the propertys maintenance management system and ensures timely and quality completion. Partners with external contractors, code officials, and vendors as needed to maintain equipment compliance, permits, and inspections. Assists with capital planning, special projects, and supervising a skilled engineering team.

Business Results

  • Serve as HVAC and maintenance subject matter expert, ensuring all heating, ventilation, air conditioning, and refrigeration systems are properly installed, maintained, and functioning.

  • Oversee daily HVAC and general maintenance operations in partnership with the Chief Engineer.

  • Maintain full compliance with federal, state, and local codes (e.g., EPA, OSHA, fire codes) related to HVAC systems and energy management.

  • Lead and monitor the preventive maintenance program for HVAC and critical building systems.

  • Conduct regular walkthroughs of mechanical rooms and facilities to identify risks, safety concerns, or performance issues.

  • Analyze HVAC system performance data to optimize efficiency and reduce costs.

  • Troubleshoot and resolve complex HVAC malfunctions and emergency repairs.

  • Oversee all maintenance-related emergencies, respond in a timely manner, and ensure appropriate follow-up action is taken.

  • Assist with vendor selection and management of HVAC and facilities-related contracts and projects.

  • Maintain inventory and ordering of tools, parts, and supplies related to HVAC and general maintenance.

Guest Satisfaction

  • Ensure climate control systems in guest rooms and public areas meet comfort and quality standards.

  • Respond promptly to HVAC-related service requests or complaints.

  • Lead team members in providing quick, courteous, and effective maintenance services that enhance the guest experience.

  • Regularly review guest feedback to identify areas of improvement related to building comfort or system operations.

Leadership

  • Lead by example with a focus on safety, reliability, and professionalism.

  • Manage day-to-day performance of HVAC technicians and general maintenance staff.

  • Provide regular coaching, performance reviews, and technical training.

  • Enforce safety standards and ensure team compliance with OSHA and internal procedures.

Building Relationships

  • Work closely with other department heads (housekeeping, front desk, food & beverage) to proactively address maintenance needs and operational efficiencies.

  • Maintain communication with vendors, contractors, and city inspectors.

  • Ensure seamless coordination with Chief Engineer and General Manager on large-scale repairs, projects, and compliance items.

Generating Talent

  • Recruit, onboard, and mentor HVAC and maintenance team members.

  • Provide technical cross-training to team members in HVAC systems and general maintenance.

  • Foster a culture of accountability, growth, and development.

  • Promote safety awareness and team engagement through ongoing education and recognition.

Organizational Learner

  • Stay current on HVAC industry trends, energy efficiency practices, and emerging technologies.

  • Monitor system controls and performance using building automation systems (BAS).

  • Participate in required certifications and continuing education to maintain technical expertise.

Knowledge, Skills & Abilities

Experience:

  • 3+ years of HVAC experience in a commercial or hospitality setting required.

  • 2+ years in a supervisory or lead technician role preferred.

  • EPA Universal Certification required; other trade certifications (electrical, plumbing) a plus.

  • Experience in hotel or facility engineering preferred.

Skills:

  • In-depth knowledge of HVAC systems, building automation, and energy management systems.

  • Strong troubleshooting and diagnostic skills.

  • Ability to read and interpret blueprints, technical manuals, and schematics.

  • Familiarity with CMMS (computerized maintenance management systems).

  • Excellent verbal/written communication and time management skills.

Physical Demands

  • Ability to stand, walk, and work on ladders, rooftops, and confined spaces for extended periods.

  • Must work in hot, cold, or wet environments and lift up to 100 lbs.

  • Capable of responding to on-call emergencies as needed, including nights and weekends.

  • Requires manual dexterity, good vision, and hearing for tool use and equipment troubleshooting.
