This description is a summary of primary responsibilities and qualifications.  The job description is not intended to include all duties or qualifications that may be required now or in the future.  The Hotel operates 24 hours a day and 7 days a week, so operational demands require variations in shift days, starting times, and hours worked in a week.

• Troubleshoot, diagnose, repair, and maintain HVAC and refrigeration equipment.
• Properly use and interpret a voltage meter/multimeter, amp probe, and refrigerant gauges.
• Understand refrigerant pressures, temperatures, superheat, and basic HVAC system diagnostics.
• Diagnose and replace HVAC components including compressors, filter driers, contactors, capacitors, motors, controls, and related components.
• Troubleshoot and repair walk-in coolers, reach-in coolers, under-counter refrigeration, and walk-in freezers.
• Diagnose and replace mechanical and electronic thermostats and controls.
• Basic knowledge of chiller systems and their basic operation.
• Troubleshoot electrical problems, trace circuits, and identify electrical faults.
• Perform plumbing repairs, including diagnosing leaks and soldering/sweating copper piping.
• Troubleshoot and repair commercial hot-water systems and water heaters.
• Understand basic electronic controls and perform basic electronic troubleshooting.
• Perform general hotel maintenance repairs, including plumbing, electrical, drywall, mechanical equipment, guest-room systems, and other property maintenance needs.
• Respond promptly and professionally to maintenance requests from guests and hotel departments.
• Maintain a safe, clean work environment and follow hotel safety procedures.

Qualifications

The Hotel may consider equivalent combination of acceptable education and experience providing the knowledge, skills and abilities cited below, when applicable

• Previous hands-on HVAC/refrigeration troubleshooting and repair experience.
• Strong mechanical and electrical troubleshooting ability.
• EPA Section 608 Universal Certification (Refrigerant Recovery) - Current.
• Current Certified Pool Operator (CPO) certification.
• Strong guest-service skills and a professional, positive attitude are required.
• Ability to communicate professionally with guests, hotel leadership, and fellow associates.
• Ability to work independently, prioritize service calls, and determine appropriate repairs.
• Must be willing and able to handle all maintenance-related requests, not solely HVAC work.
• This is a hands-on position for someone who understands that in a full-service hotel, the job may involve troubleshooting an HVAC system one moment, repairing refrigeration or electrical equipment the next, and responding to a guest-room maintenance issue immediately afterward.

• Ability to stand, walk and/or sit and continuously perform essential job functions for duration of shift.
• Must be able to work in hot, cold and wet conditions and be able to stoop, kneel, crawl and climb on all types of surfaces.
• Hearing and visual ability to observe and detect signs of emergency situations.
• Ability to climb stairs and ladders at a rapid pace, up to 30 feet in the air.
• Grasping, lifting and holding tools and having good finger dexterity is required.
• Perform tasks requiring bending, stooping, kneeling, and walking significant distances between and within buildings on the property.
• Lifting and moving objects up to 100 pounds.
• Frequent twisting, bending, stooping, reaching, standing, walking, talking, hearing, seeing and smiling.
